The "Master Builder" Approach

Design-Build ServicesDesign/Build is a construction project delivery system where the design and construction aspects are contracted for with a single entity known as the Design/Build contractor. While many believe this approach to building is a relatively new concept, it is actually one of the oldest forms of construction since developing from the "Master Builder" approach.

This system, in which the design professionals are retained directly by the Design- Build contractor, is used to minimize the project risk for an owner and to reduce the delivery schedule. This unique project delivery system, in which the contractor assumes total responsibility for the design and construction, allows the Design/Build team to work closely together up front, to develop the project within the guidelines established by the owner.

Design/Build is growing in popularity because it offers significant advantages in terms of controlling time and cost. With the architect/ engineer a part of the Design/Build team, communications are improved, decisions are made faster and responsibility is fixed.

Changes made during the design process can be carried out quickly and cost-effectively with the owner being comfortable that both design and constructability issues are resolved.
